The redevelopment of Kip Marina
The redevelopment of Kip Marina
Case Study
In a joint venture with marina operator Holt Leisure Parks
Master planned the redevelopment of Scotland’s premier marina, providing 215 new residential units from one bedroom apartments to six bedroom luxury waterfront villas. The scheme was designed to reflect traditional architecture of a Scottish coastal village with a relatively high density of development including apartment blocks designed to look like converted wharf side warehouses together with beachfront villas with direct access to either the sea or marina berths. Foundation design required careful assessment due to the sandy soil which had high salt concentrations. This necessitated vibro compaction and raft foundations. The work included the construction of an enlarged yacht basin, with significant civil engineering work including dredging and sheet steel piling, new sea walls, a new road junction and pedestrian bridge over the A78 trunk road and the reconfiguration of the pontoon layout to create 100 additional yacht berths.
