Who we are seeking:

  • Possessing a robust property network and connections, encountering promising land and property opportunities that remain unexplored due to resource constraints

  • Exploring projects with a minimum Gross Development Value of £5m, with a potential cap of £25m, but facing hurdles in securing development finance

Our Offer

We provide reliable and streamlined equity investment into development projects, forming JV partnerships to unlock projects. Other forms of funding (such as mezzanine or bridging finance) may be considered on a case-by-case basis.

What We Look For

  • SME development partners with a demonstrable track record and aspirations to grow
  • We will consider projects at all stages of the development cycle from pre-planning to oven-ready projects with full detailed planning consent.
  • We relish unlocking the unseen value in complex projects and are actively seeking distressed opportunities, whether they are un-started, part-complete, or unsold completed units.
  • Oven-ready projects must have robust financial appraisals and clear exit strategies with equity returns commencing within 18 months (larger, phased projects can work in this model)
  • Typical project GDV from £5m – £12m but will consider opportunities outside this range
  • Equity requirements of £500k – £5m
  • Interest charged on equity plus management fees (management fees negotiable depending on partner experience and level of support required).
